  • No vapor barrier or weather shield – Without a proper vapor barrier between the plywood roof deck and siding, moisture from below or condensation can seep into the plywood, leading to rot and decay. And without a weather shield, wind-driven rain and ice dams can directly reach the wood decking.

  • Widespread signs of premature damage – In some neighborhoods, over 120 homes built around the same time are now experiencing nearly identical plywood deterioration. Homeowners report damage likely costing $10,000–$20,000 to repair—beyond just replacing shingles.

Why this matters: Damaged plywood compromises the structural integrity of the roof and home. Even if the shingles look fine, soft or rotting plywood can warp, sag, or weaken—a danger that can hide for years. In extreme cases, localized plywood failure can lead to leaks, interior water damage, and increased energy bills due to air infiltration.
